Investment Property Strategies That Build Wealth
Helping investors research locations, assess suitable properties and negotiate purchases across Sydney and selected interstate markets, based on their buying brief, confirmed budget and property requirements.
Property research and buyer representation from Nick.
I’m Nicholas Parpis, a licensed real estate agent (LREA 20302280). As your buyers agent, I help you research locations, assess properties, review comparable sales and negotiate purchases.
You work directly with me on the property purchase. Your broker or lender confirms your borrowing capacity and provides lending advice.
You can also be introduced to trusted property management professionals after settlement where appropriate.
The objective is clarity.
- Property research based on your confirmed purchase budget
- Research-driven property selection
- Access to off-market opportunities where available
- Coordination with your existing broker or lender
- End-to-end purchase support
- Guidance designed to help avoid costly mistakes
Assess the property, not just the headline yield.
Each potential investment property may be reviewed against multiple factors rather than relying on one number or one investment narrative.
- Estimated rental yield and cash flow
- Comparable sales and current market evidence
- Local supply, vacancy and rental demand
- Population, infrastructure and employment factors
- Property condition and potential maintenance costs
- Purchase costs and ongoing holding expenses
- Risks specific to the property and location
Decisions are based on research, due diligence and your individual circumstances.
A five-step investment strategy.

Lending and ownership arrangements should be discussed with your broker, accountant and solicitor.
Based in Sydney, I help investors assess property opportunities across Australia and build long-term portfolios.
My goal is not simply to find an investment property. It is to understand how a potential purchase fits your borrowing position, cash flow requirements, risk tolerance and longer-term investment objectives.
“There is no single best investment property strategy.”
For me, the right approach starts with your financial position, investment objectives, borrowing capacity, risk tolerance and the property itself.
Property can be powerful. Strategy matters.
Property is one of the investment options Australians consider when building long-term wealth, but I believe the strategy needs to come before the purchase.
Investors may be attracted to property because of potential capital growth, rental income, leverage and eligible tax deductions.
However, success depends on strategy — not simply buying any property in any suburb.
Capital Growth
Potential for the property to increase in value over time, depending on the property, location and market conditions.
Rental Income
Ongoing rental income can contribute toward loan repayments and other property ownership costs.
Leverage
Borrowed funds can allow investors to gain exposure to property without funding the entire purchase price from their own capital.
The property has to work — not just the suburb.
Buying an investment property involves more than choosing a location. Property type, rental demand, growth potential, costs and long-term marketability all need to be considered.
House, unit or duplex?
Different property types can produce different rental, capital growth, maintenance and resale outcomes.
- House
- Unit
- Duplex
Who will want to rent it?
Understanding the likely tenant profile and local rental conditions is an important part of assessing an investment.
- Tenant profile
- Vacancy conditions
- Rental demand
What supports future demand?
Locations can be assessed against factors that may influence long-term demand and marketability.
- Infrastructure
- Population growth
- Employment hubs
Look beyond today’s asking price.
The Australian property market is influenced by interest rates, supply and demand, economic conditions, population growth and infrastructure investment.
In major capital cities like Sydney, property prices and housing conditions can vary significantly between suburbs.
I use these differences to help investors make informed decisions rather than relying on speculation or a single market narrative.
Cash flow is part of the investment equation.
Rental income, rental yield and cash flow are important concepts when assessing an investment property.
A positively geared property may generate income after eligible costs, while a negatively geared property may have expenses exceeding rental income.
The appropriate balance depends on your financial position, borrowing capacity, risk tolerance and long-term investment objectives.
Understand the tax implications before you buy.
Net rental income is generally included in assessable income.
Where eligible rental property expenses exceed rental income, the resulting loss may receive different tax treatment depending on the type of property, when it was acquired and the rules applying to the owner.
Tax can affect the holding costs and overall outcome of an investment property. The treatment of income and expenses depends on your circumstances, the property, how it is used, when it was purchased and the ownership structure.
Obtain Independent Tax and Legal Advice
How a property is financed and owned can affect taxation, asset protection, borrowing capacity and estate-planning outcomes.
I do not provide tax, accounting or legal advice. Before purchasing an investment property or selecting an ownership structure, obtain advice from a registered tax agent, qualified accountant and solicitor based on your individual circumstances.
Information provided is general only and may change. Tax benefits are not guaranteed.
Potential Rental Property Deductions
Depending on your eligibility and how the property is used to produce rental income, expenses that may be deductible include:
- Interest on money borrowed for the income-producing property
- Property management fees
- Council rates, insurance and certain running costs
- Eligible repairs and maintenance
- Capital works deductions
- Decline in value of eligible depreciating assets
Loan principal repayments are not generally tax deductible. Interest and other expenses may also need to be apportioned where a loan or property has both private and income-producing use.
Capital Gains Tax
Capital gains tax may apply when an investment property is sold or another CGT event occurs.
The amount payable can depend on factors including the purchase and sale dates, the property’s cost base, ownership structure, Australian tax residency, how the property was used and any exemptions, discounts or transitional rules available.
Property owners should obtain current tax advice before purchasing, restructuring or selling an investment property.
There is no single “best” strategy.
The right approach depends on your goals, financial position, risk tolerance, borrowing capacity and the type of property available.
Multi-Unit & Dual Occupancy
Multi-unit properties and dual occupancies can provide multiple rental income streams from a single asset.
- Diversified rental income
- Improved cash-flow potential
- Strong appeal in some growth corridors
- Portfolio efficiency
Buy & Hold
Investors purchase a property and retain it for the long term, aiming to benefit from capital growth while generating rental income.
- Long-term wealth creation
- Capital growth potential
- Rental income
- Lower transaction costs than frequent trading
Positive Cash Flow
A positive cash-flow property generates more rental income than the total ownership costs.
- Additional income
- Improved monthly cash flow
- Reduced holding costs
- Potential portfolio expansion opportunities
Negative Gearing
Negative gearing occurs when the costs of owning an investment property exceed the rental income received.
- Eligible deductions may apply
- Exposure to growth markets
- Potential long-term wealth accumulation
- Requires careful cash-flow management
Renovation & Value Add
Some investors purchase properties with renovation potential to increase value and equity.
- Potential increased property value
- Potential equity growth
- Improved rental appeal
- Opportunity to manufacture growth
Subdivision & Development
More experienced investors may explore subdivision or development opportunities to create additional dwellings or maximise land value.
- Multiple income streams
- Increased land utilisation
- Potential development profits
- Portfolio growth opportunities
Locations investors are watching.
Certain Sydney suburbs attract investor attention because of infrastructure investment, transport upgrades, employment growth, population growth and rental demand.
These locations should not be treated as guaranteed investment winners. A suburb can perform strongly while an individual property within that suburb performs poorly.
The property, price, rental demand, ongoing costs and suitability for your strategy all matter.
Bankstown
Bankstown continues to attract investor interest due to infrastructure investment, transport upgrades and ongoing urban renewal. Improved connectivity and population growth are factors I consider when assessing potential demand.
Leppington
Leppington is positioned within the Western Sydney growth corridor and is closely associated with Western Sydney Airport and Aerotropolis development. Continued infrastructure spending and new housing supply make it an area I may consider when it fits an investor’s broader strategy.
Parramatta
Parramatta remains one of Sydney’s major employment hubs. Commercial development, infrastructure and population growth are factors I consider when assessing its role within the broader Sydney market.
Liverpool
Liverpool offers a combination of relative affordability, infrastructure investment and rental demand compared with many other Sydney markets. I consider these factors alongside the individual property’s price, quality, rental prospects and long-term suitability.
Campsie
Campsie is benefiting from transport upgrades and buyer demand across Sydney’s inner and middle-ring suburbs. Improved connectivity is one of the factors I consider when assessing long-term interest in an area.
Western Sydney
Liverpool and Campbelltown are among the Sydney markets investors monitor, while I also assess opportunities in other parts of Australia where infrastructure, employment, supply, rental demand and growth fundamentals may support the strategy.
A hotspot is only useful if it fits your strategy.
These suburbs are often discussed because of major infrastructure projects, transport upgrades, employment growth and population increases.
While no investment is guaranteed, infrastructure-led locations can provide opportunities for investors seeking long-term growth and rental demand.
I help investors identify suburbs that align with their budget, borrowing capacity, cash-flow requirements and long-term investment strategy.
Finance and property strategy should work together.

- Review loan features, fees and proposed structure
- Consider deposit and LVR requirements

- Obtain accounting advice
- Obtain legal advice where required
- Consider ownership and asset-protection implications
