Small Apartments and Studio ApartmentsOne of the first things to check is the apartment’s internal living area.Small apartments, particularly studios and bedsitters, can fall outside some lenders’ standard residential lending policies. The important point is that there is no single minimum apartment size used by every Australian lender. One lender may accept a particular property while another may:restrict the maximum LVRrequire a larger depositrefer the property for further assessmentor decline the property as securityFor example, some current lender policies distinguish between standard one-bedroom apartments and studios or bedsitters and apply specific minimum floor-area requirements. What should buyers check? Before exchanging contracts, confirm:internal living areawhether balconies are included or excluded from the advertised sizewhether the property is legally classified as a studio or one-bedroom apartmentwhether your proposed lender accepts the property typeDo not assume an apartment is financeable simply because similar apartments have previously sold.2. High-Density Apartment DevelopmentsApartments in large high-rise developments can sometimes receive different treatment from apartments in smaller blocks.Lenders may consider factors such as:the number of apartments in the developmentthe number of similar properties available nearbythe postcodelocal apartment supplyresale demandthe lender’s existing exposure to the development or areathe proposed LVRSome lender policies specifically identify high-density apartment locations and may reduce the maximum amount they are prepared to lend against those properties. This does not mean high-rise apartments are automatically bad purchases. It means buyers should check both the property and lender policy before committing to the purchase.3. Serious Building DefectsStructural problems can be a major concern when financing an apartment.Issues may include:waterproofing failuresconcrete deteriorationstructural crackingfire-safety defectsfaçade problemssignificant water penetrationmajor remedial worksunresolved building ordersThese issues can affect more than the cost of ownership. They may also influence the bank valuation and the lender’s assessment of whether the apartment represents acceptable security.NSW buyers should pay particular attention to this. Building Commission NSW’s 2025 strata research continued to identify serious defects in NSW apartment buildings, reinforcing why strata and building due diligence matters before purchase. This is why the strata report matters. Before buying an apartment, you should understand what is happening across the entire building, not just what you can see inside the apartment during an inspection.4. Combustible or Flammable CladdingCladding issues can create additional risk for apartment owners.A building affected by combustible cladding may face:remediation costsadditional leviesinsurance issuesongoing building workuncertainty over final costspotential valuation concernsThe NSW Government continues to operate Project Remediate to assist eligible apartment buildings with the removal of flammable cladding, including funding arrangements for remediation work.If cladding is mentioned in the strata report, buyers should investigate the issue carefully before purchasing.5. Large Special Levies or Weak Strata FinancesA $700,000 apartment is not necessarily a $700,000 financial commitment. If the owners corporation has major works ahead and insufficient money in its capital works fund, apartment owners may be required to contribute through a special levy. For example, imagine you purchase an apartment and later discover your share of planned remediation works is $40,000.That changes the real economics of the purchase. When reviewing a strata scheme, look at:administrative fund balancescapital works fund balancesexisting special leviesproposed special leviesmajor upcoming worksoutstanding strata debtinsuranceongoing legal disputesprevious and upcoming meeting minutesA lender valuation may also take significant property or building issues into consideration when determining the property’s value and suitability as security.6. A Bank Valuation Lower Than the Purchase PriceThis is one of the biggest finance risks when purchasing an apartment.Imagine you agree to purchase an apartment for:$800,000But the bank values it at:$750,000The bank may calculate your lending position using its accepted valuation rather than simply assuming the property is worth what you agreed to pay. That could mean you need to contribute substantially more cash to complete the purchase. This is particularly important in developments where there are:many similar apartmentsrecent comparable sales below the asking pricedeveloper incentivesunusual property characteristicslimited comparable salesrapidly changing market conditionsA strong sale price does not automatically make that price the bank’s valuation.7. Off-the-Plan ApartmentsOff-the-plan property introduces another finance risk: time. You may exchange contracts months or even years before settlement.During that period:interest rates can changeyour income may changeyour borrowing capacity may changelender policies may changethe apartment market may changethe completed property may value below the contract priceA finance approval obtained when signing an off-the-plan contract should therefore not be assumed to remain valid until settlement. The completed property normally needs to satisfy the lender’s requirements when the loan is finalised. If the final valuation comes in below the contract price, the purchaser may need to contribute additional funds.8. Serviced Apartments and Hotel-Style ApartmentsA property may look like a normal apartment but operate very differently.Serviced apartments, hotel apartments and properties subject to certain management or letting arrangements may have a smaller potential resale market. This can make them unacceptable to some standard residential lenders.Current lender policies provide a good example of why buyers should not assume all strata apartments are treated equally: certain serviced apartments and strata hotel or motel rooms may fall outside standard residential security policy.Always establish exactly what you are buying.9. Student AccommodationPurpose-built student accommodation can also be difficult to finance through a conventional residential home loan. These properties may have:restricted occupancysmaller floor areasspecialised management arrangementsa narrower resale marketlimited owner-occupier demandAs a result, the number of lenders prepared to finance them may be significantly smaller than for a conventional residential apartment.A high advertised rental yield does not necessarily mean the property will be easy to finance or resell.10. Dual-Key ApartmentsA dual-key apartment generally has two separate living areas contained within one legal title. They can appeal to investors because of the potential rental configuration, but lenders may treat them differently from ordinary apartments. Some lenders may accept them.Others may restrict them or consider them outside normal residential lending policy. Before purchasing a dual-key property, check the lender’s policy rather than relying purely on the expected rental return.11. Company Title ApartmentsMost modern Sydney apartments are strata title, but some older buildings use company title.Under company title, ownership is structured differently from conventional strata ownership. This can reduce the pool of lenders willing to finance the apartment.Company-title properties are not necessarily poor properties, but financing them may require more careful lender selection. This is particularly relevant when looking at some older apartment buildings in established Sydney suburbs.12. Properties With a Limited Resale MarketUltimately, one of the major questions a lender is considering is:If the borrower cannot repay the loan and the property has to be sold, how easily could this property be sold?Characteristics that may reduce the potential buyer market can therefore become important. This can include properties with:unusual layoutsvery small floor areasrestricted useserious defectsunusual title structuresmajor unresolved building issuesunusual commercial componentsvery limited comparable salesA property can be attractive to you personally while still presenting additional security risk to a lender.Pre-Approval Does Not Mean the Property Is ApprovedThis distinction is extremely important.Your home loan pre-approval generally relates primarily to you as the borrower and the information available when the lender assesses the application. The lender still needs to accept the eventual property being purchased. You could therefore have strong income, a good deposit and pre-approval but still experience problems if the apartment does not meet the lender’s security requirements. That is why finance should form part of the property-selection process rather than being considered only after you find an apartment. What Should Sydney Apartment Buyers Check Before Making an Offer? Before becoming unconditionally committed to an apartment purchase, consider checking:Internal apartment sizeConfirm the actual internal living area.Property classificationIs it a standard apartment, studio, serviced apartment, student accommodation or dual-key property?TitleConfirm whether it is strata title, company title or another structure.Strata reportLook for defects, disputes, major works, levies and financial problems.Building historyInvestigate major structural, waterproofing, fire-safety and cladding issues.Comparable salesUnderstand what similar apartments have actually sold for — not simply the advertised price guide.Lender property policyMake sure your intended lender is comfortable with that particular type of security.Deposit and LVRDetermine whether the property type changes the maximum amount the lender is prepared to advance.Valuation riskConsider what happens financially if the bank valuation comes in below your purchase price.Contract and finance positionObtain appropriate legal and finance advice before becoming unconditionally committed. An Apartment Can Be Affordable but Still Be the Wrong PurchaseBuyers often start with:“How much can I borrow?”But there is another question worth asking:“What should I actually buy with that borrowing capacity?”The cheapest apartment is not necessarily the safest purchase. The apartment with the highest rental yield is not necessarily the best investment. And the apartment that an agent says is a great deal is not necessarily going to receive the valuation or finance outcome you expect.Property selection and finance need to work together.Sometimes the best financial decision is not finding another lender.Sometimes walking away from the property is the better deal.Buying an Apartment in Sydney? At Truth Group, we can look at the purchase from both sides of the transaction.Buyer’s AgentWe can assist with:property searchapartment assessmentcomparable sales analysisprice assessmentnegotiationauction biddingstrata due-diligence considerationsidentifying property risks before you commitMortgage BrokerWe can also assess:borrowing capacitylender optionsdeposit and LVR requirementsproperty-specific lending restrictionsloan structurevaluation considerationswhether your proposed property fits the lender’s policyThis can help reduce the risk of finding the apartment first and discovering the finance problem afterwards.Buy Smarter. A lender can determine that a particular apartment does not meet its property-security requirements even where the borrower otherwise qualifies for a home loan. Policies differ between lenders. What apartment size is too small for a bank? There is no universal minimum apartment size across all Australian lenders. Different lenders apply different rules, particularly for studios, bedsitters and very small apartments. Are high-rise apartments harder to finance? Not always. However, some lenders apply additional restrictions to high-density apartments or particular locations. The maximum LVR may therefore differ depending on the lender and property. Can you get finance for a studio apartment?Potentially, yes. The available lenders, required deposit and maximum LVR can depend on the studio’s size, location, title, valuation and the individual lender’s policy.Does pre-approval guarantee the bank will finance my apartment? No. A pre-approval does not guarantee that every property you subsequently choose will be acceptable security to the lender. Can building defects affect a home loan? They can. Significant structural defects, major required repairs or other issues identified by a valuer may affect the property’s valuation or whether a lender is willing to accept it as security.Does a special levy stop you getting a home loan? Not necessarily. However, a significant special levy can affect the overall cost of purchasing the apartment and may point to major building works or financial issues that should be investigated before purchase. Why would a bank valuation be lower than what I paid?A lender’s valuer assesses the property’s market value using information such as comparable sales, location, property characteristics and marketability. The valuation does not have to equal the price negotiated between the buyer and seller. Are serviced apartments harder to finance? They can be. Some lenders exclude or restrict serviced apartments, hotel-style accommodation and other specialised property types from standard residential lending.Should I check finance before making an offer on an apartment?Yes. In addition to checking your overall borrowing capacity, it can be useful to confirm whether there are property-specific lending restrictions before becoming unconditionally committed.General information only.
