What Happens Next in Australia Watch this video on YouTube.You\u2019ve found a property, negotiated the price and had your offer accepted. Then the lender arranges a valuation. The result comes back lower than the price you agreed to pay.So what happens now?A bank valuation lower than the purchase price does not automatically mean your home loan will be declined. However, it can affect your Loan-to-Value Ratio (LVR), the amount a lender is prepared to lend and how much money you may need to contribute yourself. For Sydney home buyers in a competitive market, understanding this risk before making an offer can help avoid an unexpected finance shortfall. What Is a Bank Valuation?A bank valuation is an assessment of the property used by a lender when considering it as security for a home loan.It is different from:the selling agent’s price guidethe property’s advertised pricethe amount you offeredwhat another buyer may be willing to payThe lender needs to determine what it considers the property to be worth before deciding how much it is comfortable lending against it.Valuers may consider factors such as:recent comparable salesproperty typeland and building sizelocationconditionnumber of bedrooms and bathroomsmarket conditionsfeatures of the propertyrisks that may affect resale or marketabilityThis means a property can sell for $900,000 while a lender values it at $850,000.Why Does a Lower Bank Valuation Matter? One of the main reasons is your Loan-to-Value Ratio, commonly called LVR.Your LVR compares the amount you want to borrow against the value the lender places on the property. For example:Purchase price: $900,000Original loan required: $720,000If the lender also valued the property at $900,000, the LVR would be 80%.But imagine the lender values the property at only $850,000.The same $720,000 loan would now represent an LVR of approximately 84.7%.That can change the lender’s assessment of the loan.Depending on the lender, borrower and loan structure, it could mean:contributing a larger depositborrowing a smaller amountpaying Lenders Mortgage Insurance where applicablechanging the loan structureconsidering another lenderor reassessing the purchaseLender policies and maximum LVRs vary, so there is no single outcome that applies to every borrower. How Much Could a Valuation Shortfall Cost You?Using the same example:Purchase price: $900,000Bank valuation: $850,000Desired 80% LVR loan based on valuation: $680,000Originally expected loan: $720,000Potential difference: $40,000That could mean finding another $40,000 yourself if you wanted to keep the loan at an 80% LVR, in addition to any other purchase costs you need to fund. This is why a valuation shortfall can become a serious issue when a buyer has used most of their available savings for the deposit.Does a Low Valuation Mean You Overpaid? Not necessarily.A bank valuation and the market price of a property are not always the same thing. In a competitive Sydney market, multiple buyers may be prepared to pay more than a conservative lender valuation. There can also be differences between valuers and valuation methods. However, a low valuation should still make you ask an important question:Does the available sales evidence justify the price I’m paying? This is where analysing recent comparable sales before making an offer becomes important.Rather than relying only on an advertised price guide or the selling agent’s opinion, buyers should look at what genuinely comparable properties have recently sold for.Why Can a Bank Valuation Come in Low?There are several possible reasons.1. The Purchase Price Is Above Recent Comparable SalesIf similar properties have recently sold for less, the valuer may have difficulty supporting your purchase price.2. The Market Is Moving QuicklyIn rapidly changing markets, recent settled sales data can sometimes lag behind current buyer demand.3. There Are Limited Comparable SalesAn unusual property or an area with few recent transactions can make the valuation more difficult.4. The Property Has Characteristics the Lender Considers RiskierCertain property types, locations, sizes or title structures may be treated more conservatively by lenders.5. Buyers Became Highly CompetitiveMultiple buyers competing for the same property can push the eventual sale price beyond what historical comparable sales support.6. The Property Has Problems Affecting Its ValueCondition, building issues, location factors or other property-specific concerns can influence the valuation. What Can You Do If the Bank Valuation Is Too Low?A low valuation does not always mean the purchase is over. There may be several options depending on your circumstances.Ask Your Mortgage Broker to Review the ValuationThe first step should be understanding why the valuation came in low.If there are recent comparable sales that were not considered, there may be grounds to ask the lender or valuer to review the assessment.A valuation challenge is not guaranteed to succeed, but strong evidence may justify a review.Consider Another LenderDifferent lenders can use different valuation providers, valuation systems and lending policies.Another lender may reach a different valuation. However, changing lenders is not something to do blindly, particularly if you are approaching a finance, cooling-off or settlement deadline.Your income, borrowing capacity, credit position and the new lender’s processing time also need to be considered.Increase Your DepositIf you have additional funds available, you may be able to contribute more towards the purchase. This reduces the amount the lender needs to provide. However, buyers should be careful about using all of their available cash simply to complete a purchase. You may still need funds for stamp duty, conveyancing, inspections, moving costs, repairs and an emergency buffer.Reconsider the Loan-to-Value RatioIn some circumstances, a lender may allow a higher LVR.This could potentially involve Lenders Mortgage Insurance or different loan conditions.Whether this is available depends on the lender, property and borrower’s circumstances.Renegotiate the Purchase PriceDepending on the contract, negotiations and circumstances of the purchase, there may sometimes be an opportunity to renegotiate. This is not guaranteed. The seller may have other interested buyers and may simply refuse.Your conveyancer or solicitor should advise you about your contractual position before you make decisions based on finance or valuation issues. Why Pre-Approval Does Not Remove Valuation RiskOne misunderstanding buyers sometimes have is:“I’ve already been pre-approved, so the finance is sorted.”Not quite.A pre-approval generally assesses the borrower based on information available at that time. The lender still needs to assess the actual property being purchased. That can include a property valuation and checking whether the property is acceptable security under that lender’s policy. This is why buyers should avoid treating a pre-approval as an unconditional guarantee that any property they purchase will be financed. Can Different Banks Value the Same Property Differently?Yes.Different lenders can use different valuation companies, automated valuation systems and assessment processes. One lender’s valuation does not necessarily mean every other lender will arrive at exactly the same figure. However, that does not mean buyers should simply keep ordering valuations until they receive the number they want. The more important question is whether the purchase price can genuinely be supported by the property and comparable sales evidence. How Can Buyers Reduce the Risk Before Making an Offer? You cannot completely eliminate valuation risk, but you can reduce it.Before making an offer:Check Recent Comparable SalesLook at genuinely comparable properties rather than suburb-wide median prices.Consider:locationland sizeproperty typeconditionbedroomsbathroomsparkingrenovation leveldate of saleUnderstand Your Maximum Purchase PriceKnow both your borrowing capacity and how much cash you have available. There is a big difference between being able to borrow $800,000 and being financially comfortable purchasing a particular property.Keep a Financial BufferAvoid putting yourself in a position where a small valuation difference creates an impossible funding shortfall.Have Your Finance Reviewed Before You NegotiateUnderstanding lender options, borrowing capacity and potential LVR before making an offer can reduce surprises later.Assess the Property Before Getting Emotionally AttachedA competitive auction or negotiation can easily become emotional. The question should not simply be:“How much do I need to pay to win?”It should also be:“What evidence supports this price?”How a Buyer’s Agent and Mortgage Broker Can Work TogetherA property purchase and the finance supporting it should not be treated as completely separate decisions. As a Sydney buyer’s agent and mortgage broker, I can help buyers look at both sides of the transaction. On the property side, this can include:analysing comparable salesassessing the propertyhelping determine an offer strategynegotiating with the selling agentOn the finance side, this can include:reviewing borrowing capacityconsidering suitable lender optionsunderstanding LVRcoordinating the valuation processreviewing options if a valuation comes in below expectationsThe objective is to align the property decision with the finance strategy before you become committed to a purchase you may struggle to fund.Bank Valuation vs Purchase Price: Quick ExampleImagine you agree to buy a Sydney property for $1,000,000.You planned to contribute $200,000 and borrow $800,000.If the bank values the property at $1,000,000:Loan: $800,000Valuation: $1,000,000LVR: 80%But if the bank valuation comes back at $950,000:Loan requested: $800,000Bank valuation: $950,000LVR: approximately 84.2%The property hasn’t changed.Your income hasn’t changed. But the lender’s security position has. That is why the valuation can affect the finance outcome.Frequently Asked QuestionsWhat happens if a bank valuation is lower than the purchase price? The lender may calculate your LVR using its valuation, which can mean you need a larger deposit, a smaller loan or a different loan structure. The exact outcome depends on the lender and your circumstances. Can I get another bank valuation?Potentially. Another lender may use a different valuer or valuation method. Your mortgage broker can help determine whether considering another lender is appropriate rather than applying randomly. Can I challenge a bank valuation?A lender may consider a valuation review where there is strong supporting evidence, such as relevant recent comparable sales that were not considered. A review does not guarantee the valuation will change. Will the bank lend me more than the property valuation?Maximum lending depends on the lender’s LVR limits, borrower profile, property and loan product. A lower valuation can reduce the amount available or increase the effective LVR.Does a low valuation mean I should walk away? Not automatically. First understand why the valuation is low, review comparable sales, understand your contractual position and determine what finance options are actually available. Is a bank valuation the same as a property valuation from a buyer’s agent? No. They serve different purposes. A lender’s valuation is primarily used to assess the property as security for lending, while a buyer’s agent may analyse comparable sales and market evidence to help a buyer determine an appropriate purchasing and negotiation strategy.Buying Property in Sydney?
